Online: AI in Real Estate: Benefits, Challenges, and 7 Use Cases | Shifted Magazine

Artificial technology has penetrated every sphere of our lives – from healthcare and finance to education and real estate. With its help, doctors evaluate medical images faster, traders make accurate real-time decisions, and property agents single out potential buyers from onlookers. According to JLL Research, AI is among top-3 technologies to have the biggest influence on real estate. It has multiple advantages for your business and in this guide, we want to cover the following topics:

challenges that traditional property systems face,

how artificial intelligence impacts real estate brokerages,

the benefits of using AI in real estate, and

7 artificial intelligence use cases in real estate.

Challenges in traditional real estate systems

Many real estate agents and business owners still rely on buying, managing, and selling properties manually. They put effort and professional qualities first, neglecting the technologies and optimization they can bring. Some of them even believe that artificial intelligence is disrupting real estate but forget about the challenges that traditional property systems are facing. Let’s take a look at 7 examples.

Property search and valuation take a lot of time. Browsing online listings and visiting properties is not an easy task. Customers and real estate agents have to spend lots of time, energy, and nerves to find suitable properties and evaluate them on-site.

Lots of manual processes and paperwork. It is difficult to imagine a real estate company without stacks of documents piled all over the office. Realtors and property managers spend their precious time on paper-related administrative tasks like filling out listings, collecting tenant applications, completing contracts, and finding possible errors. Manual processing not only takes lots of time but leads to delays and higher risks of mistakes.

No personalization. You will probably agree that generic listings make property hunting quite challenging. They lack personalization because visitors need to scan thousands of advertisements manually to find several matching options. Generic listings can’t provide customers with accurate recommendations and properties that match their needs.

Limited data analysis. The Achilles’ heel of traditional property systems is poor data analysis. Industry experts have to rely on their intuition and experience when collecting and analysing information on market trends, investments, and price fluctuations. Tied to a particular location, they can’t evaluate broader markets which limits their ability to see the whole picture and make more accurate predictions.

Ineffective property management. Communicating with tenants, monitoring property listings, collecting rent, checking smart home systems, and coming up with lease agreements take lots of time and energy. It involves different teams, lots of paperwork, and labour, distracting real estate businesses from other important tasks. The traditional approach to property management leads to increased costs and inefficiencies.

As you see, traditional property systems face multiple challenges, but more and more businesses notice that real estate and AI come hand in hand and that this technology can become a real game changer.

Benefits of AI in real estate

More than 80% of businesses have used AI in some way, but there are still skeptics who doubt whether to implement it or not. If you are one of them, let us enumerate some of the key benefits of using AI technology in real estate:

Elevated customer experience. One of the ways to satisfy users is to offer them personalized solutions on time. With the help of chatbots, real estate companies provide fast replies and offer tailored recommendations significantly increasing customer satisfaction and boosting retention.

Process automation. AI applications in commercial real estate can automate and simplify multiple repetitive processes. For example, scheduling appointments, entering data, or processing documents. This reduces the number of errors to a minimum and allows real estate experts to focus on more demanding tasks.

Accurate data analysis. AI algorithms process huge amounts of information supplying businesses with accurate data regarding property prices, user behaviour, and upcoming trends. This, in turn, results in better and faster decision-making.

Smart property recommendations. AI analyses user preferences and suggests the most suitable properties, so the search process becomes more convenient and efficient.

Targeting the right audiences. Artificial intelligence is also great for developing personalized marketing campaigns. With their help, real estate agencies can reach the right audience and close deals faster.

How is the real estate industry incorporating artificial intelligence? 7 use cases

Thanks to AI, the property market looks much brighter and is evolving at a breakneck speed. To prove this, let us discuss 7 AI use cases in real estate that are shaping the modern industry:

Property search and recommendations

Artificial intelligence is irreplaceable when it comes to advanced house searching. Instead of numerous filters like the number of bedrooms or property size, AI algorithms make personalized suggestions narrowing down the list to several suitable options. This saves lots of time, increases visitor loyalty, and allows making accurate recommendations in the future.

Virtual tours

The times when potential buyers had to drive across the city to see the property have sunk into oblivion. Thanks to artificial intelligence in the real estate industry, they can take 3D tours without leaving their homes. They may zoom in and rotate pieces of furniture, enjoy panoramic views, and even take notes.

Automated lead generation

Businesses don’t need to collect, sort, and analyse lead information manually. Thanks to artificial intelligence in real estate, the process of attracting customers and fueling their interest becomes much simpler. AI algorithms analyse online behaviours, demographics, personal preferences, and even social media performance to tailor marketing campaigns and reach target audiences more efficiently.

Automated property valuation

Evaluating property and making accurate price predictions is a difficult task. This process depends on numerous factors and requires processing huge amounts of information. That is when AI real estate solutions come in handy. These models collect and analyse data regarding property features, public transportation, market trends, and security to provide accurate real estate evaluations.

AI-powered property valuation not only saves time but also eliminates subjectivity and prejudgement, and helps sellers determine profitable prices and ensure safety. At the same time, AI solutions can help buyers evaluate whether real estate has an appropriate price.

Predictive analytics for investment and market analysis

Maximizing ROI is one of the main tasks of property investors. It becomes possible with proper market analysis which involves numerous processes and stages. When using artificial intelligence for real estate, investors and businesses get data from numerous data sources regarding the market situation, asset value, possible risks, upcoming trends, and so on. AI-powered instruments can predict property capitalization, price fluctuations, and other crucial factors that help with making an informed and beneficial decision.

Property management

Property management involves numerous responsibilities from real estate maintenance and tenant relationships to marketing and legal compliance. Streamlining at least some of these processes may greatly simplify property businesses’ lives. That is why AI for realtors offers so many automated management solutions. Here are some of them:

real-time monitoring of property listings;

collecting and screening tenant applications;

automated rent collection;

managing smart home systems – lighting, energy consumption, air conditioning, etc.;

drawing up lease agreements;

scanning documents for common errors;

checking seasonal availability, and much more.

Virtual assistants and chatbots

AI applications in real estate can also be used to streamline interactions between clients and property businesses. Chatbots and virtual assistants powered by AI software provide users with instant replies, saving their time and boosting customer satisfaction. They are available 24/7, helping potential customers get timely and updated information.

With the help of AI-powered chatbots, businesses engage less human resources and reduce costs. While chatbots answer frequently asked questions or schedule viewings, property companies can focus on more demanding tasks.

The right time to implement AI in the real estate industry

The number of companies adopting AI algorithms in the real estate industry is constantly growing. This technology copes with both simple and advanced challenges that traditional real estate systems face daily. It can be used for making smarter and faster decisions, automating repetitive tasks, surpassing competitors, and, as a result, increasing revenues. We hope that after reading this article, you have a better understanding of AI and the way your property business can be elevated with its help.

1. Loodgenerering: Skep ‘n slimmer net

3. Eiendom ywer: Data binne jou vingers

“Moenie wag om eiendom te koop nie. Koop vaste eiendom en wag.” – Will Rogers

4. bemarking: Maak eienskappe skyn

Online: What are Zoom Classes? Understanding Virtual Education via Zoom

What are Zoom classes, and how do they fit into the world of modern education? Zoom has revolutionized the way students and teachers interact, offering a dynamic platform for both traditional learning environments and remote education. Whether it’s K-12 students, college courses, or corporate training, Zoom allows learners to access real-time education from the comfort of their own homes. With features like screen sharing, breakout rooms, and integrated communication tools, Zoom facilitates a flexible, interactive experience.

In this article, we will dive deep into what Zoom classes are, how they work, and the benefits they offer students and instructors. From its inception as a tool for business meetings to its expanded use in educational settings, Zoom is now a core part of virtual classrooms around the globe. Let’s explore how Zoom is changing the way we learn.

What are Zoom classes?
Zoom classes are virtual sessions conducted through the Zoom platform, which facilitates video conferences for educational purposes. Students and instructors interact in real-time, attending lessons, participating in discussions, and completing activities online. Features like breakout rooms for small group discussions, screen sharing for presentations, and chat functionalities make it an effective tool for interactive learning.

What is the Concept of Zoom Classes?

Zoom classes are online educational sessions conducted using the Zoom video conferencing platform. Originally popular for business meetings, Zoom has become a go-to platform for learning, offering a convenient way for teachers and students to interact remotely. Through Zoom, students can join virtual classrooms, where they participate in lectures, group activities, and discussions in real-time.

Unlike traditional in-person classes, Zoom classes allow students to attend classes from anywhere, as long as they have an internet connection. This flexibility makes it ideal for remote education and continuing education courses. Zoom offers tools like screen sharing, whiteboards, and breakout rooms that encourage interaction and collaboration, enhancing the learning experience for everyone involved.

Zoom classes also enable instructors to use multimedia content, provide lectures, and engage students through various interactive methods. This is a key aspect that sets Zoom apart from other remote learning tools, creating a more engaging and flexible environment for both students and teachers.

How Do Zoom Classes Work?

Zoom classes operate by allowing instructors to host live virtual sessions where students can attend via computers, tablets, or smartphones. The platform is equipped with features such as live chat, screen sharing, and video conferencing to simulate the experience of a traditional classroom.

Key Features of Zoom Classes

Zoom classes are known for several key features that enhance the learning experience. These include:

Screen Sharing: Allows instructors to share slides, videos, or other teaching materials.

Breakout Rooms: Enables the creation of smaller discussion groups for collaborative activities.

Recording: Classes can be recorded for later viewing, making it easy to review lessons.

Chat Function: Students can ask questions, comment, or interact during lessons without interrupting the flow of the class.

Why are Zoom Classes Important for Remote Learning?

Increased Accessibility to Education

Zoom has revolutionized the way education is delivered, making it more accessible to students around the globe. Especially during the COVID-19 pandemic, it allowed many educational institutions to continue their classes without interruption. The ability to participate in classes from the comfort of their own homes has eliminated many physical barriers that would otherwise prevent students from attending in-person lectures. Whether due to geographical distance, physical disabilities, or scheduling conflicts, Zoom has helped bridge these gaps, ensuring that education remains available to a wider audience.

Real-Time Interaction and Engagement

One of the key advantages of Zoom in remote learning is its capacity for real-time interaction between students and instructors. Unlike asynchronous learning methods where students watch recorded lectures and complete assignments independently, Zoom offers the opportunity for live discussions, Q&A sessions, and immediate feedback. This real-time engagement enhances the learning experience and helps maintain students’ attention and motivation. The inclusion of interactive features, such as breakout rooms, encourages collaboration among students by enabling group activities and discussions. These interactive sessions help replicate the social dynamics of a physical classroom, something that is often missing in traditional online courses.

Flexibility and Balance in Learning

Zoom’s flexibility in scheduling and accessibility is another reason it has become a staple in modern education. Students can attend classes from anywhere with an internet connection, which gives them the freedom to balance their academic responsibilities with other personal commitments, such as work or family. This flexibility is especially beneficial for non-traditional students or those who may need to juggle multiple responsibilities. Zoom’s ease of access also allows students to participate in a variety of learning environments, whether at home, in a coffee shop, or at work. This level of convenience makes it easier for students to continue their education without sacrificing other aspects of their lives.

Benefits of Zoom Classes for Students and Teachers

Zoom classes offer many advantages for both students and teachers. For students, they provide the flexibility to attend classes from anywhere with an internet connection, eliminating the need to commute.

For Students

Flexibility: Students can attend classes from home or on the go.

Accessible Learning: Students can rewatch recordings of classes, making it easier to catch up or review lessons.

Interactive: Tools like breakout rooms and chat allow students to engage with peers and instructors more effectively than in traditional lecture settings.

For Teachers

Increased Reach: Teachers can reach a global audience and accommodate students from different regions.

Better Engagement: With multimedia tools, teachers can keep lessons dynamic and interactive.

Efficiency: Zoom allows for easy scheduling and resource sharing, making lesson planning more efficient.

What Are the Challenges of Zoom Classes?

While Zoom classes offer many benefits, they also present some challenges. These challenges include technological issues, the potential for student distraction, and the lack of face-to-face interaction.

Technical Issues

One of the main challenges of Zoom classes is the potential for technical issues that can disrupt the learning experience. Poor internet connections, malfunctioning microphones, and camera problems are common occurrences that can interfere with the flow of lessons. Technical glitches can cause delays, making it difficult for students and instructors to communicate effectively. In some cases, a student may miss important instructions or discussions due to these issues. Furthermore, unequal access to high-quality technology can create a barrier for some students, especially those in areas with limited internet infrastructure.

Student Distraction

Another challenge of Zoom classes is the potential for student distraction. Without the physical presence of a teacher in a classroom, students may find it easier to lose focus, especially when they are learning from the comfort of their own homes. Distractions such as household chores, mobile devices, or siblings can interfere with students’ attention and participation. The absence of in-person supervision makes it more difficult for teachers to engage with students effectively and address distractions in real time. This lack of accountability can affect students’ academic performance and overall engagement in the course.

Limited Social Interaction

While Zoom offers features like breakout rooms for small group discussions, it still falls short when it comes to fostering natural social interaction among students. In a traditional classroom, students have the opportunity to interact informally with peers before and after class, in addition to engaging in face-to-face group activities. These interactions help build relationships and a sense of community. However, in Zoom classes, the lack of physical presence can limit these social connections, which are essential for developing teamwork and collaboration skills. The absence of body language and the challenge of reading social cues further limits the depth of interaction among students.

Final Thoughts

What are Zoom classes? Zoom classes are virtual sessions conducted through the Zoom platform, which facilitates video conferences for educational purposes. The future of Zoom classes appears bright, as online education and remote work continue to grow. With increasing demand for flexible learning options, Zoom is positioned to play a key role in the evolution of virtual education. The platform’s ability to connect students and teachers from anywhere in the world makes it a valuable tool in a rapidly changing educational landscape.

As technology advances, Zoom is likely to incorporate more sophisticated features to further enhance the online learning experience. Improvements in virtual interaction tools, increased accessibility, and more robust integrations with other educational technologies could make Zoom classes even more effective and immersive.

FAQ’s

Q. What devices are needed for Zoom classes?
A. To participate in Zoom classes, students need a computer, tablet, or smartphone with an internet connection and a webcam. Zoom works on both Windows and macOS devices, as well as on Android and iOS smartphones.

Q. How do Zoom classes compare to in-person classes?
A. While Zoom classes offer the convenience of attending from anywhere, they lack the physical interaction and direct communication that in-person classes provide. However, Zoom’s interactive features help bridge this gap.

Q. Are Zoom classes free?
A. Zoom offers free plans with limited features, but many educational institutions opt for paid versions for enhanced features like larger meeting capacities and longer session durations.

Q. How secure are Zoom classes?
A. Zoom has implemented various security features such as password protection, waiting rooms, and meeting locks to ensure the safety and privacy of its users. However, both students and teachers need to follow best practices to enhance security.

Q. Can Zoom classes be recorded for later use?
A. Yes, Zoom allows instructors to record sessions, which can then be shared with students for review. This is particularly helpful for students who may have missed a class or want to revisit the material.

With thanks: Solidarity World – By Mandy-Michelle Thackwray

Published: 11 July 2019

Article: https://gildes.solidariteit.co.za/en/healthy-habits-for-a-busy-life/

The other day a colleague mentioned to me that in the past, you had very busy periods at work, then things slowed down a bit, until the next big thing came along. However, this is no longer the case. There are no more periods at work where we are allowed “breathers”. We are all swamped with too much to do and too little time.

Many people complain that they do not have enough time to plan a family vacation, not even mentioning spending enough quality time with their families. Long term goals are clouded by just getting through the moment. Learning and instilling new habits can help you take control of your life and keep track in a much more efficient manner.

Keep it simple. Start off by identifying the top five things you need to do daily or weekly to keep your life on track. Do this by writing them down. To help you stay accountable to these habits, categorize them into four key areas:

1. Personal reflection
Take (and not make) time to “time out” and do some personal reflection. Use this time to meditate, keep a journal, or do any small activity that you enjoy. People who do this get the opportunity to refocus and end up being more joyful.

2. Professional reflection
You probably find that you get to the office, open up your emails and immediately get sucked into the spiral of all the tasks you need to do. Dedicate a small amount of time to yourself at a set time every day to do a mind dump (getting rid of all the noise in your head) and plan your tasks according to priority. The goal is to give an organised structure to your day.

3. Build and maintain relationships
Our day is usually a rushed exercise between getting kids ready for school, attending meetings, rushing conversations with colleagues, getting through dinner, our bath and bedtime routine, catching up with your spouse and finally collapsing in bed. Take ownership of your relationship with others, as connection, a sense of community and belonging is crucial for your well-being.

4. Physical and mental health
Make time for some exercise. If you don’t have time and money for the gym, take your kids for a walk. Eat healthy, read a book and listen to inspiring music. To be the best you, you need to take care of yourself.

Make a concerted effort to make enforce these habits. You deserve it!

The post Healthy habits for a busy life! appeared first on Aldes Training Academy.

With Thanks: Dr Eugene Brink – Solidariteit Wereld

Published: 22 July 2019

Article: https://jouloopbaan.solidariteit.co.za/en/learning-digital-is-popular-but-is-it-less-effective-than-paper/

The era of ubiquitous digital texts and technology and the immense and accelerating rate at which they are displacing printed publications has well and truly arrived and is here to stay.

It seems as if this march cannot be halted and tablets are increasingly being rolled out in classrooms around the world. South Africa is no exception. Technology and digital information are easily accessible, compact and popular with policymakers and the public alike.

And yet, Redham House’s primary and high school classes in Sydney, Australia, have all switched back to printed books.

The reasons are varied and compelling. Most important, the consistent feedback from students is that they prefer print to digital. It was found that the hard copies improve comprehension and offer less distraction. Teachers also found that the iPads didn’t even contribute to the learners’ technology skills, The Sydney Morning Herald reports.

“The ease of navigation through the textbook was easier with the hard copy. I believe they learn better the more faculties they use, the more senses they use in research and reading and making notes,” says principal Dave Pitcairn.

“[Students] could have messages popping up and all sorts of other alerts. Also, kids being kids, they could jump between screens quite easily, so would look awfully busy and not be busy at all.”

There is no doubt that digital reading is well liked and widely used as a result. But as this case shows, popularity isn’t the only, or even the most, essential consideration when learning is concerned. Pitcairn and his school aren’t the only ones who believe paper trumps screens when it comes to learning.

Lauren Singer and Patricia Alexander from the University of Maryland wrote in their review from research done since 1992 that students’ perception and real experience with both mediums are quite paradoxical. Students prefer digital texts and think they perform better when perusing them. “But their actual performance tended to suffer,” they wrote.

“We found that students were able to better comprehend information in print for texts that were more than a page in length. This appears to be related to the disruptive effect that scrolling has on comprehension.”

There were further takeaways from their three studies exploring university students’ ability to comprehend information digitally and on paper:

Reading was significantly faster online than in print.
Students judged their comprehension as better online than in print.
Paradoxically, overall comprehension was better for print versus digital reading.
The medium didn’t matter for general questions (such as understanding the main idea of the text).
But when it came to specific questions, comprehension was significantly better when participants read printed texts.
Naomi Baron also compared reading in these respective formats in a study and found that the participants lauded reading digitally for reasons such as being able to access varied content easily, but her findings also had some positive news for print texts and books. “In this study, 86% preferred reading longer texts in print and 78% when reading for pleasure, with 92% saying it was easiest to concentrate when reading print. 85% of the US students were more likely to multitask in an online environment and only 26% when reading print,” says Lisa Allcott, a facilitator in the National Capability Services team with Services to Schools on the website of the National Library of New Zealand.

She points to another 2011 study by psychologists Rakefet Ackerman and Morris Goldsmith in which they found that, when faced with a choice, students spent less time reading digitally and had lower comprehension scores when reading on screens.

E-textbooks and digital texts are not about to disappear – on the contrary. Their popularity, evolution and omnipresence will ensure this. But judging by the resurgence of printed-book sales, Redham’s decision and even Joe Public’s own preferences, printed books, magazines and learning material won’t simply vanish.

The post Digital is popular, but is it less effective than paper? appeared first on Aldes Training Academy.

Especially during the festive season, the hospitality industry employs additional human resources (HR) to meet increased demand. This influx requires the effective management of HR and operations, ensuring only the best customer experiences are delivered.

Traditionally, the HR department has been subject to an array of stereotypes. Whatever image comes to mind, it is widely accepted that “traditional” HR serves as a place to go for help. Yet, as new technologies like artificial intelligence (AI) and machine learning continue to infiltrate and automate the HR space, many employees fear that the “human” aspects are falling to the wayside – leaving employees alone to deal with cold user interfaces.

Despite these fears, leveraging the latest digital tools in the HR department can actually help businesses to manage the workforce. This technology not only impacts the bottom line, but also creates a more enjoyable, human experience.

How modern software solutions can support the optimisation of a company’s talent and HR teams

With the rise of hiring analytics and big data, HR departments can more effectively and efficiently match a particular candidate with the job opening that requires his or her specific skill set. Finding the right candidates for the right job is essential. Just as Netflix’s algorithm is able to identify and suggest content based on a viewer’s past preferences, HR leaders can leverage cloud-based software solutions to access talent potential and determine the best fit for each role.

Technology will also drive the investment of more time and energy in talent development. By 2025, machines will perform more tasks than humans in the workplace, according to the World Economic Forum’s Future of Jobs 2018 report. Although developments in AI and automation could cause 75 million jobs to be displaced, another 133 million new jobs are projected to emerge, creating a total increase of 58 million new jobs over the next five years.

To accommodate this massive workforce shift, no less than 54% of all employees will require significant reskilling and upskilling by 2020, which is why HR leaders need to put greater emphasis on developing their most important asset: their people.

The post Putting the “human” back in human resources appeared first on Aldes Training Academy.

Source: The Conversation

Published: 17 November 2017

Article: http://theconversation.com/online-learning-can-prepare-students-for-a-fast-changing-future-wherever-they-are-80497

Take a moment to think back to the first classroom you ever entered, whether it was at school, or nursery, chances are there was a blackboard, with coloured chalk where you focused most of your attention. You were probably working from a booklet or on paper using pencil and crayons and drawing pictures by hand.

Now fast forward to the classroom of 2017 and everything has changed. Gone are the chalks and the crayons – which have been replaced by screens, social networks, cloud computing and augmented reality.

Technology has changed the way classrooms work, not just at school, but right throughout the education system. So from nursery to university, students these days engage with online learning from day one. And yet, despite this increased growth in technological advances, higher education institutions are operating in an increasingly competitive and unstable market.

In the UK, the introduction of increased fees for undergraduate study, the removal of the recruitment cap and the subsequent competition for good students has created an unprecedented era of “education consumerism”.

Students too, expect more from their learning. Feverish recent press coverage of the “clearing free-for-all” where selective Russell Group universities offered places through clearing in traditionally highly selective courses has emphasised the view of students as consumers in a “buyer’s market”.

The idea of a “typical student” is also changing. With this comes a change in how these students prefer to learn. In particular, older students looking to obtain postgraduate qualifications want their education to be valuable and worthwhile. But it must also be flexible enough to fit in with their existing commitments and responsibilities.

Universities are also in the market of preparing students for jobs that don’t even exist yet. Even after graduating from a first degree there is an increasing need and pressure on students to keep learning and adapting.

Taking it online

During the past decade, international student numbers have also rapidly grown at universities in both the UK and US. But with the threat of Brexit on the horizon in the UK – as well as an altogether not particularly welcoming visa system – these are numbers that have recently started to dwindle.

Given these political issues – and increased difficulties for international students in terms of getting visas – one solution could be to change the way education is actually accessed. In a post-Brexit world, online education could provide an important method for international students to move ahead with their education. It could also enable them to study for a degree at a UK university from the comfort of their own home.

In this way, a carefully constructed online learning programme that also has lots of support built in provides an international experience for students. But on top of that it also can provide an experience that is relevant and gives students a valuable skill-set for their future working life. The online classroom and the sense of collaborating across international and cultural boarders mirrors the workplaces these students are in or aspire to work in.

Future classrooms

It is clear then that online programmes can and should be viewed as an innovative platform through which access to higher education can continue. This is important because online learning breaks down barriersthat are otherwise difficult to overcome and helps to share knowledge across the globe. This provides students with new knowledge that is enriched with international insights and cultural awareness.

It also ensures that learning can continue to be accessed remotely from across the globe, no matter how uncertain the future higher education landscape becomes. But, for this to happen, higher education institutions must continue to adapt, and develop new ways to deliver programmes and courses. This will not only ensure they follow global trends and advances, but also make sure that education truly is accessible to all.

The post Online learning can prepare students for a fast changing future wherever they are… appeared first on Aldes Training Academy.
